Start here if your condo or freehold property sits in Phra Nakhon, Pathum Wan, Bang Rak, Sathorn, or any of the six other central districts this branch covers. The office processes Foreign Exchange Transaction forms for expat buyers, title deed transfers, and long-term lease registrations. Bring originals of every document.

You step off at Sanam Chai MRT and walk three minutes to a government compound near the Grand Palace quarter. This is the Bangkok Metropolitan Land Office, one of 16 branches under the Department of Lands that registers property ownership across the capital.

The office handles condominium registration (forms อ.ช1 through อ.ช30 are available on-site), freehold title transfers, land subdivision permits, and property valuation certificates. Expats buying condos in central Bangkok come here to lodge their Foreign Exchange Transaction form and complete the ownership registration that puts their name on the title deed. Long-term lease agreements over three years must be registered at this office to hold legal enforceability.

Territorial coverage spans Phra Nakhon, Pom Prap Sattru Phai, Pathum Wan, Bang Rak, Samphanthawong, Bang Sue, Yan Nawa, Bang Khun Thian, Sathorn, and Dusit. If your property address falls in one of those 10 districts, this is your registry. The building is wheelchair-accessible (entrance, car park, and toilet), and parking is available on-site.

Office hours run 8:30 AM to 4:30 PM Monday through Friday. Closed weekends. Arrive with your passport, sales contract, bank-issued FET documentation if you are foreign, and any power-of-attorney letters if someone is representing you. The counter staff process title deed inquiries, ownership searches, and mortgage registrations. Processing times vary by transaction type.
