You step off at Sanam Chai MRT and walk three minutes to a government compound near the Grand Palace quarter. This is the Bangkok Metropolitan Land Office, one of 16 branches under the Department of Lands that registers property ownership across the capital.
The office handles condominium registration (forms อ.ช1 through อ.ช30 are available on-site), freehold title transfers, land subdivision permits, and property valuation certificates. Expats buying condos in central Bangkok come here to lodge their Foreign Exchange Transaction form and complete the ownership registration that puts their name on the title deed. Long-term lease agreements over three years must be registered at this office to hold legal enforceability.
